Custom Homes & Luxury Remodeling · Montgomery County, Texas

Our Philosophy

Two generations.
One standard.

Ronald Wagner Sr. set the standard this company still works to, and passed it to his son, Ronald Wagner Jr., who built this business on it. More than three and a half decades, and 800+ projects carried start to finish.

Nothing about how the work gets done has changed. We take a small number of projects at a time, so the people who hire us work directly with the people who build — nothing delegated to a call center or a subcontractor's subcontractor. The reputation was earned the slow way, and we intend to keep it that way.

What We Build

Six disciplines, one accountable team.

Custom Home Builds

Ground-up homes designed around how you actually live and engineered to stand for generations. From the first sketch to the last cabinet pull, we build one home at a time, to a standard you can feel underfoot.

Luxury Remodeling

Whole-home transformations that respect what's worth keeping and elevate everything else. We work cleanly and predictably inside homes people are still living in — with as little disruption as the work allows.

Additions & Expansions

Seamless additions that read as though they were always part of the house — matched in line, material, and proportion, so the new and the original tell one continuous story.

Kitchen & Bath Renovations

The rooms that work hardest, rebuilt for beauty and for decades of daily use. Considered storage, honest materials, and the kind of detailing that survives changing tastes.

How a Home Comes to Be

Seven steps, drawn before they're built.

  1. 01

    Consultation

We listen first — to your vision, your site, and your budget — and tell you honestly what's possible before anyone commits to anything.

  2. 02

    Site Assessment

We study the land, orientation, drainage, and any existing structure, so the design is grounded in the reality of your property.

  3. 03

    Proposal

A clear, itemized scope, timeline, and price — in writing. What you see is what you'll build. No moving numbers, no vague allowances.

  4. 04

    Design & Permitting

Architectural design, finish selections, and every permit — coordinated and carried for you through the county's requirements.

  5. 05

    Construction

Skilled, vetted crews and one project manager who keeps you informed at every stage — with the site kept clean, safe, and on schedule.

  6. 06

    Walkthrough

A meticulous final review, room by room, until every detail meets our standard and yours — before you ever move a thing in.

  7. 07

    Post-Project Support

We stand behind the home long after the keys change hands, backed by the coverage set out in your contract and a phone that still gets answered.

The Wagner Standard

Four things we won't compromise.

i

Singular projects

We never treat your home as one of many. Each project gets the attention of a shop that only takes on what it can build well.

ii

Relationships over transactions

We would rather earn your next project than close this one, and that only happens when we get this one right.

iii

Radical transparency

Real timelines and real pricing, in writing, from the start — plus honest updates when something on site changes.

iv

Built to outlast trends

Materials and methods chosen for the long decades ahead, not the next round of listing photos or a passing style.

Questions, Answered

The things clients ask us first.

Straight answers to what we hear most. Don't see yours? Just ask.

Where does Wagner Legacy Homes build?

We build custom homes and take on luxury remodels across four Texas counties — Montgomery, Harris, Waller and Grimes — including The Woodlands, Conroe, Montgomery, Magnolia, Willis, and the surrounding communities north of Houston.

Do you only build new homes, or do you remodel too?

Both. About half our work is ground-up custom homes; the rest is luxury remodeling, additions, and kitchen and bath renovations. Every project gets the same singular attention.

How long does a custom home take to build?

Timelines depend on size, site, and selections, but every Wagner project comes with a written schedule up front — and we hold ourselves to it. You get a realistic timeline in your proposal, not a guess.

How much does a custom home or remodel cost?

There is no honest one-size answer, so we don't pretend otherwise. After we understand your scope, you receive a clear, itemized, fixed proposal — real pricing in writing, with no vague allowances or moving numbers.

Are you insured?

Yes — Wagner Legacy Homes is insured, and every home is built at or above current Texas building code. Bonding is arranged per project, when the job calls for it or a client asks for it. Worth knowing: Texas does not license general contractors at the state level, so any builder claiming a state contractor's license is describing something that doesn't exist. Coverage varies by project and is defined in your signed contract.

What makes Wagner different from a production builder?

We treat every home as a singular project, not a unit on a line. This is a second-generation family business. We are radically transparent about timeline and price, and we build to outlast trends — the way we have for 35+ years and 800+ projects.
